We can and do assist in the acquisition, disposal, or creation of commercial property investments. Different sectors perform differently during different economic cycles and the bottom of a cycle can often provide the greatest opportunities. Much is down to a client’s risk profile and returns generally reflect this.

Whilst in recent years the institutional investment market has been relatively subdued, the local investment market has remained strong. As interest rates have risen, yields have moved out which has created opportunities for buyers. The best performing sectors since the pandemic has been industrial and distribution which has seen rental growth and strong yields whilst retail returns have suffered. Notwithstanding this, there are buyers looking to capitalise from the higher retail yields.

The office market remains good, particularly for modern premises with many purchasers looking to acquire to place within Self Invested Personal Pensions. Small property companies are also quite active.

We have an extensive knowledge of the local occupier market which coupled with our awareness of market trends enables us to provide balanced acquisition advice on individual acquisitions or disposals and how these investments are likely to perform in the medium to long term future.

  • Ifan Rhys-Jones Consultant

    Ifan founded Listers Property Consultants in 2011 and in 2023 he sold the business to the Partners of Miller Commercial. He is continuing with Listers in a Consultant role which will allow him to carry on the great work he has done in the previous 15 years. Ifan honed his experience by doing commercial property asset management in Sydney, residential agency in London and a specialism in south west regional offices. Outside of work he loves to ski, sail and cycle.

  • Gareth Forrest Director

    Gareth joined the business in 2020 and is a commercial agency surveyor working on commercial property sales and lettings, residential sales, development advice, portfolio investment sales and sales marketing. Before working at Listers he was at Monk & Partners and King Sturge among others. Gareth started his own business, Town and Country, which then merged with Langs when he sold the business to his co directors. Outside of work Gareth enjoys fitness training and is happiest when mountain biking, climbing, skiing, kayaking and hiking. In April 2024 Gareth was promoted to the position of Director in Charge of the Office, overseeing all aspect of a high-quality, comprehensive range of agency services and managing the day-to-day operations of the premises.

  • Mike Nightingale Director

    Mike became Director of Listers Property Consultants Limited when he and his Partners at Miller Commercial bought the firm in 2023. He has been in the commercial property industry for 35+ years, which includes being a Partner within Miller Commercial for over 20 years. As well as being a Chartered Surveyor, Mike is a RICS Registered Valuer and Member of the Institute of Arbitrators. Mikes role with the Firm is to oversee the company's commercial agency activities. He also provides strategic advice to key clients. Mike also acts in an advisory capacity to our valuation and lease consultancy team. Outside of the business, Mike is a keen sailor and cyclist, especially if there is a pint at the end of it!

  • Thomas Smith Director

    Tom has been with the business for over 8 years and is a Director of Listers Property Consultants as well as a Partner of its Parent Company Miller Commercial. He oversees the commercial agency department who specialise in the sale, purchase, acquisition and disposal of freehold and leasehold commercial property throughout the South West. Tom is a keen outdoorsman, enjoying sea swimming, sailing, fishing and cycling. He lives with his wife and young sons in mid Cornwall.
