Much is down to a client’s risk profile and returns generally reflect this.
Whilst in recent years the institutional investment market has been relatively subdued, the local investment market has remained strong. As interest rates have risen, yields have moved out which has created opportunities for buyers. The best performing sectors since the pandemic has been industrial and distribution which has seen rental growth and strong yields whilst retail returns have suffered. Notwithstanding this, there are buyers looking to capitalise from the higher retail yields.
The office market remains good, particularly for modern premises with many purchasers looking to acquire to place within Self Invested Personal Pensions. Small property companies are also quite active.
