Property Management

Our Property Management services are provided via our Parent Company Miller Commercial.  Although our specialist team is based out of our Truro office, they offer clients commerical property support, advice and management throughout Cornwall, Devon and the wider South West.

Alongside two account managers they can invoice and collect rents, manage service charges, arrears collection, inspection and provide an extensive health and safety compliance as well as maintaining client properties.

The team also have a dedicated and highly experienced Facilities Manager who identifies, coordinates and oversees the implementation of property maintenance on behalf of our clients.

Our job is to remove the hassle and worry of property management.

Our Services

The services we offer include:

  • Rent collection and electronic transmission of funds and issuing accounts for you and your accountants.
  • Service charge budgeting, collection, administration, reconciliation and production of year-end reports
  • Credit control and arrears containment advice
  • Payment of utilities, suppliers and contractors
  • Planned property inspections
  • Client and tenant liaison
  • Dealing with Licences for alteration and assignments.
  • Monitoring of tenant obligations including Health & Safety, Fire and Asbestos
  • Facilities management including contractor relationship and activity overseeing in respect of property repair, planned maintenance and cyclical decoration
  • Implementation of rent renewals and lease reviews
  • Vacant property management for insurance purposes

 

  • Giles Barton Director

    The highly experienced Giles Barton joined us in July 2021 in the role of Senior Commercial Property Manager and was promoted to Head of Property Management in 2023. As of April 2024 he became equity Partner at Miller Commercial and Director of Miller Commercial Valuers Ltd and Listers Property Consultants. Giles, who is originally from Penryn, has extensive experience in the commercial property management sector, including QinetiQ and Cushman & Wakefield (formerly DTZ), working with clients at all levels including the likes of British Airways, Royal Mail and G4S. Outside of work Giles likes to spend time with his wife and young daughter enjoying all that Cornwall has to offer.

  • Julie Bell Facilities Manager

    Julie is our Facilities Manager attached to Property Management Department who have clients throughout Cornwall, Devon and the wider South West. She is IOSH qualified and is will shortly complete her NEBOSH qualification. With over 20 years' experience, Julie has experience in dealing with all latent defects and landlord negotiations, health and safety, PPM schedules and statutory inspections and services. She lives in Penryn with her husband where they enjoy their spare time on the local beaches, all year round!

  • Louise Roberts Associate / Head of Accounts

    Louise joined the business in 2006 and is responsible for all areas of the Company’s Financial Accounts and payroll management and administration. She is also the Property Accountant for our Property Management team and provides a treasury function for part of our Management portfolio. In June 2024 she was promoted to Associate (alongside her role as Head of Accounts), which recognises Louise's hard work and dedication. Louise is a devoted mum and grandmother and whenever possible she and her husband (and their dog Bentley) love nothing more than jumping into their camper van and travelling around the country to visit them and spend time in the outdoors.
